Project details presented by Dennis Kresack (former CEO of VOA), Mark Jablonsky (Centermark Dev.), Leon Sampat, and Tom Robinson.  VOA is a national human services organization focused on providing housing for various segments of the vulnerable populations (seniors, low-income families, etc.).  In Cleveland at the subject location they are targeting homeless, female veterans.  Discussed the materials, height, fencing, lighting, patios, pedestrian connection to the Fisher House.

 

Committee Questions, Comments, Concerns

  • Will the second floor be functional?  Will the windows on the second floor be functional?
  • Where will mail pick up be located?
  • What is the baby suite?
  • Relocate or push the dumpster back towards the property line to allow the last car to maneuver.
  • Can the centerwalk be better aligned?
  • Can you add trees to the common green space?
  • Consider nestling the pergola with more plantings.
  • Where are the mechanicals? On the roof at the corners of the building behind a parapet line.
  • Can you remove the gate from the pedestrian walkway off Lee Ave.
  • Consider removing the smaller dormer windows.
  • Please return with a Lee Ave elevation showing the surrounding buildings to show context.
  • Add trees for shade on the other patio areas.
  • Add trees/plantings near the counseling/multipurpose room for shade and privacy screening.
  • Will there be any signage on the building?  Just a monument sign
  • Will there be any additional lighting on the building?
  • Is there any additional storage space?  Can study where they can add some storage space.
  • Is there a basement?  No, slab on grade.
  • Screen or hide the transformer as best as possible.
  • Will return with interior photos.

Motion to approve schematic phase as presented with the following recommendations

  • moving dumpster location
  • reposition the pergola for more intimacy with the small units
  • consider centering the ADA units
  • adjust the east screening, no junipers less shrubs, more trees
  • consider removing gates on the south facing units
  • consider more trees on the west face and along the SW corner around counseling units
  • study dormer proportions and quantities along the south face
  • locate the transformer strategically (keep inconspicous)

Updated project details presented by Leon Sampat & Mark Jablonski. Provided images of what the interior selections would be based on the completed project in Cincinnati.  Provided details on how the newly updated plans addressed the Committee's comments from the 9/17/19 review.

  • What kind of oaks are going to be used?
  • Proposed emerald arbor vitae's will grow very large, you may want to have something that will grow a bit smaller.
  • Suggest hiring a landscape architect to assist with planting selections for budget and space constraints.
  • What is the height of the porch roof?  Per LS: 7ft
  • There is usually a bit more space between the top of the window/doors and the porch roof.  Can you study raising the bearings on the porch depth (or all around), which means that the pitch height would be higher.  Per LS: they will raise the bearing height all around the structure up one foot.
  • Are the dormers functional with the windows?
  • Are all the windows functional? Yes

  1. that the bearing height be raised by 1 foot all around the structure
  2. plantings are professionally chosen
